I was thinking more about the topic and came up with another question.

Where does the Buyers Market end and the Sellers Market Begin?

Dollars per square foot?
Days on Market?
Days of Inventory?

I guess the answer depends on what town and price range you are looking at. So perhaps we need to think of the answer in terms of percentages based against a baseline median.

Do you think that it is a down market for sellers, or an up market for buyers?

I have never understood why the "Seller Market" has always been the indicator of the overall real estate market health.

When buyers were trying to out bid one another because housing values were going up every minute, it was considered a hot market -

i would call that a cold, crazy market for buyers. Right?

Seems like a great time to buy.
