Buy For You

Posted on November 6, 2010 at 2:21pm 0 Comments

Often when our team is working with buyers, what starts out as a specific mission, "we want a ski getaway for the weekends", gets off track. The reason...the clients start factoring in the brothers, sisters, mothers in law, friends, friends of friends. Suddenly the one bedroom "ski getaway" has turned into a three bedroom single family home. Our best advice is BUY FOR YOU! Go back to your initial plan; a place for you to enjoy on long weekends with your spouse, kids, friends, dogs or all of…

Going, Going….Gone

When was the last time a two bedroom McCloud was priced below $450,000? Looking back through the MLS records the answer lies somewhere between the latter part of 2003 through 2004! Unit 170 on the Incline Way side listed at $439,000 two weeks ago and went into escrow within a week. There are currently 17 McCloud 2 BR’s listed with Unit #231 on the Incline Way side priced at $495,000. Remember Unit #25 on the Village side sold in January 2009 for $465,000.

Blue Plate Special

Two awesome opportunities just hit the MLS. If you have been waiting for a 3BR McCloud or 3rd Creek unit to go below 700k do not miss out on this one! A 3br McCloud just reduced their price to $699,000, this seller wants to sell (947 Incline Way #161)! As we know the spread between the 2BRs and 3BRs has been big. At this price point, this should get things moving. Excellent end unit location, close to Rec Center and Village Green. Offered furnished and nicely I might… Continue Sale~Huge Value

Posted on May 30, 2009 at 3:00pm 0 Comments

Price reduced to additional $96k to $899,000 on May 28, 2009. This is an a great value for 3300 SQ FT including guest unit. The grounds, privacy and immaculate condition of the property are a BIG plus. The proximity of Tramway to HWY 28 has been the biggest objection. Sellers are in default and would welcome and offer to get the Short Sale process going with the lender. Give us a call 775-303-2672 for information regarding liens…

Hi Megan,
Thanks for including me!! I'm checking with Cary Ferguson at IVGID to find out when ExtremeClean the Village is, so maybe we can also do a "dog poop" clean up on the same day as part of the event. Will keep you posted.

Hi Megan -

I've seen your April 11 e-mail message to Diane wherein you queried whether you should post a blog concerning your experience with "evil buyers" who write "hideously low offers." Not that you require permission from anyone to post here on ChaseNation, I for one would be most interested in hearing your tale. In light of Diane's query: how do you write an offer $235K less than asking price and not get it rejected, I'd be most interested in what you deem to be a hideously low offer? Thanks for the consideration.

Hi Smarten,
I am not a blogger. It is not that I was seeking permission but more so guidance from a formidable blogging expert. My intent is to not create a rant piece but more informational/experience. My tale revolves around my buyers writing a 76% offer (all cash) on a townhome priced over a million, written by their attorney because they refuse to use our board contract. I had zero input. What they felt were desirable terms (cash and quick close) were over shadowed by technical legalise that wreaked of potential "lawsuit" for the seller should they accept the offer. Any thoughts?

Ooooo, those buyers from you-know-where sound like a great post. I know Smarten in particular would love to read about that one, so I'd encourage you to go for it! Just remember, the world is watching.... ;)

Hi Megan -

Only saw your e-mail to me on YOUR page [not mine]. Don't know what you did, but you didn't send it to me. Good thing I saw it.

Nevertheless, my thoughts without knowing more is you should share your experience from your perspective. If some of us have different perspectives, I'm sure we'll chime in.

You know my opinion is that the IV market is grossly overpriced. The overwhelming majority of sellers have priced their homes as if this were latter 2005 and it's not. Now maybe your evil buyers we're being realistic with their offer [for instance, if the townhome were located in Crystal Bay Cove; priced at $2M; and your buyers offered $1.5M; I wouldn't call this a "hideous" offer]? I just don't know enough [where was it?].

Insofar as your buyers refusing to use the Board's form of contract, if it were me, I'd say if you want to use your lawyer's form, use your lawyer to submit your offer. If you want me to represent you in this transaction, use my form. If you want to have your lawyer review/augment the form before we submit it to the selling agent, that's fine. But it's still my form [otherwise you'll scare the other agent off].

You agents have to learn to NOT take on a client right up front before you have a fiduciary relationship. That's why I keep harping that you should excise your delusional sellers' listings. But you should do the same thing with buyers who won't rely upon your advice when it comes to real estate matters; just the way they are forced to rely upon their attorney's advice for legal matters.

Anyhow, write your piece and share it with the rest of us. Or if you want to run it by me first off the record, I'd be pleased to take a look at it.

On a similar note, I've posted a new blog where I [tongue and cheek] call the bottom of the market - January 11, 2008 at 4 P.M. You might not know it's on the site because it's under the generic blogs link rather than the main page. Diane is scared to put it as a featured blog on the main page because she's afraid all hell may break loose. I on the other hand think it's funny yet civil - curious what you and Lexi think?

If you agree with me it's acceptable content for featured blog main page placement, why don't you let Diane know so she's not so scared to ratchet up the commentary?

Hey Megan,
So what are all the letters after your name? I'm sure they are representative of your special talents as a SUPER AGENT but I'm not familiar with them. Hope you are doing well and selling all of those beautiful homes here in Incline. Hope to see you soon at the gym.
