I've seen your April 11 e-mail message to Diane wherein you queried whether you should post a blog concerning your experience with "evil buyers" who write "hideously low offers." Not that you require permission from anyone to post here on ChaseNation, I for one would be most interested in hearing your tale. In light of Diane's query: how do you write an offer $235K less than asking price and not get it rejected, I'd be most interested in what you deem to be a hideously low offer? Thanks for the consideration.

Ooooo, those buyers from you-know-where sound like a great post. I know Smarten in particular would love to read about that one, so I'd encourage you to go for it! Just remember, the world is watching.... ;)

Only saw your e-mail to me on YOUR page [not mine]. Don't know what you did, but you didn't send it to me. Good thing I saw it.

Nevertheless, my thoughts without knowing more is you should share your experience from your perspective. If some of us have different perspectives, I'm sure we'll chime in.

You know my opinion is that the IV market is grossly overpriced. The overwhelming majority of sellers have priced their homes as if this were latter 2005 and it's not. Now maybe your evil buyers we're being realistic with their offer [for instance, if the townhome were located in Crystal Bay Cove; priced at $2M; and your buyers offered $1.5M; I wouldn't call this a "hideous" offer]? I just don't know enough [where was it?].

Insofar as your buyers refusing to use the Board's form of contract, if it were me, I'd say if you want to use your lawyer's form, use your lawyer to submit your offer. If you want me to represent you in this transaction, use my form. If you want to have your lawyer review/augment the form before we submit it to the selling agent, that's fine. But it's still my form [otherwise you'll scare the other agent off].

You agents have to learn to NOT take on a client right up front before you have a fiduciary relationship. That's why I keep harping that you should excise your delusional sellers' listings. But you should do the same thing with buyers who won't rely upon your advice when it comes to real estate matters; just the way they are forced to rely upon their attorney's advice for legal matters.

Anyhow, write your piece and share it with the rest of us. Or if you want to run it by me first off the record, I'd be pleased to take a look at it.

On a similar note, I've posted a new blog where I [tongue and cheek] call the bottom of the market - January 11, 2008 at 4 P.M. You might not know it's on the site because it's under the generic blogs link rather than the main page. Diane is scared to put it as a featured blog on the main page because she's afraid all hell may break loose. I on the other hand think it's funny yet civil - curious what you and Lexi think?

If you agree with me it's acceptable content for featured blog main page placement, why don't you let Diane know so she's not so scared to ratchet up the commentary?
